Property Solutions provides all services related to land use management, such as disposals, acquisitions, leasing and letting, rental (income and expense) administration, co-location, utilities management and portfolio optimisation. This business currently manages all property aspects of approximately 6,500 buildings with a total building area of around 2,500,000 m2 that are situated on some 3,300 sites.

Some details relating to achievements are as follows:

Utilities Management
We are managing approximately 10,500 accounts on a monthly basis. One of the main focus areas of this section is to eliminate utility disconnections as result of non - / late payment. This is achieved by ensuring that all invoices are received and payments processed before the due dates determined by the various utility suppliers. We have managed to effectively reduce utility disconnections by 98% since 2000, with the objective of reaching and maintaining a zero disconnection rate. Another important aspect of this service offering is Supplier Management, which relates to instituting and maintaining excellent supplier relations with all Utility Suppliers with a view to achieving a win-win solution for all parties.

Rates & Taxes Optimisation
Rates & Taxes Optimisation forms an integral part of the Integrated Facilities Management service offering resulting in savings for the property owner/occupier. As the correctness of utility related bills is the responsibility of the customer, special care is taken to ensure the correctness of accounts and the application of the most favourable tariff structures. Objections are lodged based on market and specific property-related values and information as soon as amended rates bills are published. Savings are achieved by ensuring that realistic values are placed on properties by the respective local authority.

Portfolio Optimisation
Comprising Space and Land Optimisation, the current property portfolio has been extremely successful.

Achievements over the past 5 years are made up as follows:

  • Optimisation of owned properties through the re-location of the clients from leased properties,
  • Resulting in the termination of the leased properties and creating savings such as rental, operating expenses, utility expenses, cleaning, security charges, maintenance, etc.
  • Land Optimisation through identifying under-utilised properties and improving value through subdivision, rezoning/township establishment and disposal of vacant land.

We have succeeded in terminating 293 leases, re-locating 4,496 staff and in the process reduced
accommodation by 654 035ms.

Co-location
The section is responsible for the administration of Co-location applications, for letting and leasing of space in buildings and on masts from and to third parties.

We encourage the co-location and sharing of facilities, thus minimizing the number of towers and infrastructure which in turn impacts positively on the quality of our environment.

Our service offering includes all aspects pertaining to lease management including rent-roll administration, liaising with all parties and co-ordination of structural analysis exercises.

We are currently managing approximately 2800 co-location related contracts.
